COZY TREETOP PRIMARY SUITE
ARLINGTON, MA
The owners of this charming Arlington upper level condo asked us to help them expand their living area into their third floor attic space. We loved their idea for a primary suite and were able to carve an office space and efficient mudroom out of the project area too! We paid special attention to keeping the new spaces light and airy to match the client's aesthetic. The primary hurdles for converting eaved attic space in to living area are low head room and under sized floor and roof framing. To resolve the headroom issues the HDB team framed two new dormers into the existing hip roof, creating enough headroom for a new access stairway and a flexible bedroom area with views of the Mystic River. The solution for the undersized framing required reframing most of the third floor assembly. To maximize efficiency even more we used pocket doors for the primary closet and bathroom, and we created a cozy home office space at the top of the third floor landing. On the second floor we stole a little bit of space at the top of front entrance landing to create an efficient mudroom and created a new access threshold to the primary suite from the living room. On the exterior we carried the existing painted cedar shingle siding and trim details on to the new building elements for a seamless appearance. Photos courtesy of MA Properties
