MID-CENTURY RESIDENCE   MALDEN, MA

This mid century modern was in need of a design overhaul.  Built in 1960, she had been stuck in an 80's state of mind at the time of purchase.

Renovations quickly followed and included removal of wall-to-wall carpeting covering all the rooms except the kitchen to reveal oak hardwood floors which got a sanding and walnut finish stain, new rubber roof to replace asphalt shingles that were inappropriate on a low slope roof, new 200-amp electric service, conversion from oil heat to gas, installation of a ductless mini-split air conditioning system, new decorative light fixtures, a new location for the front entry door, new foyer/mudroom with coat closet, and complete gut of the two bathrooms and kitchen.

Outside, the patio had a complete overhaul to infill a defunct pool that was built into the ledge, and create a hotel-style outdoor living room and dining room.  New modern railings were installed, and a portion of the original railing was retained as a design feature along with the original gate.  The crumbling flagstone front walkway was replaced with a platform of Brazilian walnut that turns vertically up the front of the house to create a design feature emphasizing the new entry.
